Province and practicalities

A NIE for buying a home in Tarragona or on the coast

No foreign buyer completes a Spanish purchase without a NIE. It is written into the deed by the notary, demanded by the bank for an account or a mortgage, and used to pay the purchase taxes. Once the flat is chosen, the number is usually the first practical errand.

Two routes to the number

In Spain, on the EX-15 at the station of your comarca, booked through the online cita previa. From abroad, through the consulate of Spain that serves your country of residence, sparing a trip while the signing date is still open.

If you would rather not handle the appointment at all, there is also a NIE requested online through Gestoraz, a partner service working remotely.

Papers for a buyer

  • The EX-15, signed
  • Passport and its photocopy
  • Proof of the purchase in progress: reservation contract, deposit receipt or notary’s letter
  • The 790-012, paid
  • On the police route, your appointment confirmation

What ownership does not bring

A home in Spain carries no right to live here. The golden visa that once linked large purchases with residence was abolished in 2025, so a non-EU owner who wants to settle needs a separate residence route.

Queries on this procedure

We are buying as a couple. Two numbers?

Yes. Each name on the deed needs its own NIE, a spouse buying jointly included.

Could I sign while the NIE is pending?

The deed cannot be drawn up without it, so request the number before fixing the date with the notary.

Must buyers register on the padró?

No. The padró records residents; you register once you move in, if you ever do.

One file, the right station, a date

We prepare the paperwork with you and look for the appointment at the station your comarca points to.
